A little history

Starting a real estate business in 1990 wasn’t easy.

It’s not so much the falling value of real estate that can bury an agency in a recession, it’s the fall in turnover. In our area, (Melbourne’s inner south east) the volume of sales fell by more than 70 percent.

So what happened? It was brutal, companies went belly up, people left the industry and four years of the recession “we had to have” took its toll on just about everyone.
For us, it was tough but only until we adapted. The two largest expenses every real estate business faces are advertising and wages. Having just started and with no rental roll, our one staff member (Loretta) worked just as hard as we did.

Our advertising habits changed as well. These were pre internet times so cheap online marketing hadn’t happened yet. We made sure our vendors paid (often up front) for advertising or if not, we made sure every advertising dollar spent was on a motivated seller.

We innovated and came up with new ways to attract sellers.

I developed a ‘system’ for helping our sellers achieve a better than average result and word started to spread. Almost without knowing it I had created a Unique Selling Proposition that gave us a clear and compelling point of difference in the market.

Long story short, the lessons learned in the brutal recession in the early 1990’s served us well through a few more ‘soft’ markets.

Meeting Aaron Shiner

When Aaron first contacted me I didn’t know who he was so I did a little digging.

I had never met a real estate agent from Sydney’s west. In fact, I had never been to Sydney’s western suburbs. What I discovered was astonishing:

Here was a guy doing staggering numbers where the average selling price was under $250,000. I knew plenty of agents operating in Sydney’s more luxurious areas who earned $500,000 or more a year but their average selling price was more than a million dollars so their fees were enormous compared to Aaron’s.

With Aaron, it was the pure volume of business he was doing that impressed me .

He was interested in doing some marketing together and we formed a plan to tour with a live event. But in order to market the events to real estate professionals I had to find out more.

My first mission was to drill down into the detail to discover how one guy and an assistant does $100,000 a month or more in real estate commission.

Here’s what I discovered:

  • He uses a very good CRM (Customer Relationship Management) system. No spreadsheets or Outlook here. Aaron says he could NEVER do the numbers he does without his system. Much of his communication and contact is automated by his system. Trails are set and letters and emails and sms text messages happen automatically without him lifting a finger. He tells me his CRM is like having 2 assistants.
  • He is a maniac about collecting contacts and getting them into his system (I actually believe this is one of the things he does that sets him apart from the 95% of agents who struggle) He takes names and make friends at every opportunity. “Do you mind if I keep in touch?” is his personal close and permission to grab a name and email address and begin his unique contact process. He collects contacts like a kid collects footy cards.
  • He keeps in touch! He will PERSONALLY make 30 plus phone calls every day to his contacts. He tells me that if he stops doing this his numbers fall. If I call him during this all important prospecting time he will never pick up no matter how urgent my message is. That’s commitment!
  • He has a very efficient radar that tells him what is the next most important thing to do. This boosts his productivity through the roof
  • He embraces technology and is always on the lookout for the next best thing to get the edge on his competitors. Most recently, the iPad listing app has captured his imagination. He developed a listing presentation so he present from his iPad then logs into his contact list of likely buyers all from his sellers living room!
  • He has passion, energy and a heap of positive enthusiasm. He never complains about the market or when a sale falls over. His attitude wins him business all the time but he leaves nothing to plan and is a brilliant strategist.
  • He has an abundance mentality. I honestly can’t believe the amount of quality material he gives away. Late last year I wrote an ebook about how he does $100,000 a month and before you know what’s happened, he’s talked me into giving it away. It’s the same at the events! Attendees receive some awesome material they can start using the same day.
